On receipt of the reservation inquiry form, we will contact you and provide you with a confirmation of availability, villa rate, and the amount of deposit required (if the booking is made within six (6) weeks of the arrival date, 100% is payable in advance).
Due to high demand Piman Pu properties are usually booked in advance.
Reservations are handled on “first come, first served” basis.
Changes to Bookings
All requests for changes to bookings must be made in writing. While Piman Pu will endeavour to accommodate booking changes this will only occur subject to availability.
Deposit and Final Payments
If a booking is made within six (6) weeks of the proposed arrival date, 100% is payable at the time of securing the booking.
If a booking is made more than six (6) weeks out, an agreed deposit (minimum of 25%) is payable at the time of securing the booking.
Final payment must be made in full within seven (7) days of the expected arrival date. Payments must be complete before arrival.
Piman Pu requires that all cancellations are notified in writing. (e-mail is acceptable.)
Where a booking is cancelled a minimum of three (3) months before the booked arrival date, the deposit will be refunded in full.
Cancellations made less than six (6) weeks prior to the arrival date, forfeit all monies paid by the guest in relation to the booked stay.
Final payments are non-refundable.
Minimum Stays and Rental Rates
There is a minimum night’s stay of three (3) days.
Rental rates also vary according to the season, rental rates are subject to change without notice.
All rates are exclusive of tax and service charges and are quoted in Thai Baht (BHT)
All taxes are in accordance with government regulations. Service charge is applied at the industry standard.
Rates are for accommodation only. All other costs are at the expense of the guest, unless noted as inclusions on the written confirmation advice.
Maximum Number of Guests
No more than six persons can sleep in Piman Pu Villa (three (3) couples in three (3) king size bedrooms).
No more than two persons can sleep in Piman Pu Lek (one (1) couple in one (1) king size bedroom).
Guests will provide full names, phone numbers, e-mail addresses and passport numbers of all guests before arriving at the property.
Functions and Events
Piman Pu must approve any functions or events you plan to hold during your stay in our property, including approval for guest numbers that exceed 50% above the number of guests registered to stay. Such approval is at the sole discretion of Piman Pu and will be priced accordingly. Full terms and conditions for the staging of functions and events will be forwarded upon application.
Piman Pu reserves the right to insist on the appointment of a professional Event Organizer before permission to hold a function is granted.
Guests have a limited license to occupy the premises as invitee only, and no other rights to the property. Piman Pu may resume possession without notice if these terms and conditions are not complied with.
Damages, breakages or losses
Guests are responsible for looking after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during the period of their stay. Piman Pu reserves the right to reclaim and repossess the hired property if the hirer, members of the guest party or guest visitors cause excessive damage or mess.
Guests assume all occupiers liability for their own accidents and personal injury during their stay.
Guests assume all liability and release Piman Pu against all claims arising out of the state of the property, including without limitation, accidents which may be caused by wildlife on Koh Jum, coral cuts, the steepness of stairs, or the absence of a pool fence, food prepared by staff of Piman Pu, or similar fact circumstances.
